• ARV is derived from address-level closed comps with an A–F confidence tier; when qualifying comps are unavailable it falls back to zip-level medians
• "Basis Ceiling" is an analytical output — it is not an instruction to make any offer at any price
• Investment scores and verdicts reflect a relative screening model — they do not guarantee returns
