Nothing on this platform should be relied upon as the basis for a purchase, sale, or financing decision without independent professional verification.
By accessing or using Alexander Atlas ("the Platform"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Platform. These Terms apply to all users, including free, Starter, Growth, and Pro subscribers, as well as purchasers of individual reports.
Alexander Atlas is a data analytics platform. Its outputs — including Atlas Score™ ratings, Atlas Reports, suggested basis ceilings, renovation scope estimates, and underwriting models — are generated algorithmically from publicly available data sources. These outputs are informational and analytical in nature and do not constitute investment advice, real estate advice, appraisals, or recommendations to buy or sell any property.
Specifically, the following terms as used on this Platform have analytical, not advisory, meanings:
Alexander Atlas is not a registered investment adviser under the Investment Advisers Act of 1940, nor under the North Carolina Investment Advisers Act (N.C.G.S. § 78C). No employee, contractor, or officer of Alexander Atlas is a licensed real estate appraiser, broker, attorney, or financial adviser.
The Atlas Score™ is a 100-point composite index. Each zip code is scored across twelve dimensions: cash flow, rental demand, demographic momentum, appreciation, supply constraint, economic strength, capital signal, risk profile, climate & insurability, market opportunity, safety & quality, and desirability. Safety & Quality carries no weight on the composite and investor lenses and is shown there for transparency; Desirability is used only by the Owner-Occupant lens. Raw metric values are transformed into percentile ranks against the full North Carolina + South Carolina distribution, then mapped to points within each dimension’s weight cap; the caps themselves are proprietary, and each of the five strategy lenses (Flip, Rental / Hold, BRRRR, Short-Term Rental, Owner-Occupant) re-weights them. Scores are calibrated to the North Carolina and South Carolina markets using public and licensed sources including U.S. Census Bureau ACS 5-year estimates, Census Building Permits Survey, BLS unemployment and QCEW employment data, IRS migration statistics, CFPB HMDA, FEMA hazard and flood data, HUD Fair Market Rents, and licensed real-estate transaction data. Census and HUD data underlying zip scores is typically 12–24 months behind the current market. In rapidly appreciating markets, displayed rent estimates and median home values may understate current conditions. Users should verify current market values with a licensed real estate professional or current MLS data before making any decision.

Alexander Atlas is committed to fair housing principles. The Atlas Score™ methodology uses economic and market inputs that may correlate with neighborhood demographics. Alexander Atlas's scores are intended to reflect investment economics, not the racial, ethnic, or national origin composition of any community. Users of this Platform are solely responsible for ensuring their investment decisions comply with the Fair Housing Act (42 U.S.C. § 3604), the Equal Credit Opportunity Act, and all applicable state and local fair housing laws. Alexander Atlas does not sanction and expressly prohibits use of this Platform for any purpose that constitutes illegal discrimination in the purchase, sale, rental, or financing of housing.
Individual Atlas Reports ordered on a per-property basis ($9.99 per report) are subject to the same analytical limitations described in Section 2 and Section 3. Specifically:
If a report is not delivered within the stated SLA (24–36 hours), you are entitled to a full refund. Contact support@alexanderatlas.ai to request a refund.
Subscriptions are billed monthly by Stripe. You may cancel at any time via the Stripe billing portal; your access continues through the end of the current billing period. Alexander Atlas does not offer prorated refunds for partial billing periods except where required by law.
Your API key is delivered by email within minutes of successful payment. If you do not receive your key within 30 minutes, contact support@alexanderatlas.ai with your Stripe receipt. Alexander Atlas will deliver a working key within 24 hours or issue a full refund.
API keys are issued to individual subscribers and may not be shared, resold, or distributed to third parties. Alexander Atlas reserves the right to revoke any key found to be in use by multiple users or used in violation of these Terms. Rate limits are enforced by plan tier:
The Atlas Score™ and Atlas Report™ scoring methodologies — including all component weights, thresholds, calibration parameters, guardrails, and model logic — are proprietary trade secrets of Alexander Atlas. Your access to scores, reports, maps, and API outputs does not grant you any license to the underlying methodology.
You agree NOT to:
Violation of this section is grounds for immediate termination of access without refund, and Alexander Atlas reserves all remedies available for trade-secret misappropriation.
To the maximum extent permitted by applicable law, Alexander Atlas and its officers, employees, and contractors shall not be liable for any direct, indirect, incidental, special, or consequential damages arising from your use of, or reliance on, any output generated by the Platform, including but not limited to investment losses, renovation cost overruns, or lost profits. Alexander Atlas's total liability to you for any claim arising from use of the Platform shall not exceed the amount you paid to Alexander Atlas in the 30 days preceding the claim.
The Platform and all data, scores, reports, and outputs are provided "as is" without warranty of any kind, express or implied, including without limitation any warranty of accuracy, completeness, fitness for a particular purpose, or non-infringement. Real estate markets are dynamic; past performance of any zip code or market is not indicative of future results.
These Terms are governed by the laws of the State of North Carolina, without regard to its conflict of law principles. Any disputes arising under these Terms shall be resolved in the state or federal courts located in Wake County, North Carolina.
Alexander Atlas reserves the right to update these Terms at any time. Continued use of the Platform after notice of changes constitutes acceptance of the revised Terms. Material changes will be communicated via email to active subscribers.
